Located in the heart of Central Florida’s high-tech corridor within a master-planned residential community, this office complex will be the hub of a new town center. The project is comprised of four distinct volumes including a 65,000sf, four-story office block; a 2-level parking structure for 240 cars; an offset building core with connections to the parking garage on both levels, and a one-story restaurant. Landscaped areas that will include seasonal gardens help to define, organize, and connect these distinct volumes by providing communal areas for users and public visitors alike. The typical office building floor covers an area of 70’ x 210’ and is based on a module of 5’ x 5’. The building core, offset to the north side of the office block in order to provide a more flexible office floor, contains elevators, stairs, toilet rooms, and mechanical areas. The ground floor, distinguished by the use of a native coquina stone cladding on columns and perimeter beams, is recessed from the facade above to create a covered walkway and contains a double-height entrance lobby along with leasable tenant space. Also located on the ground level is a 5,000 SF restaurant with 2,000sf of the covered exterior terrace. The second and third levels can be flexibly subdivided as single or multiple tenant offices. The uppermost level will contain the corporate headquarters of a planned community developer and includes a 60’ long terrace that is deeply set-back for sun and weather protection. This set-back also helps to punctuate the building entrance below. Using a palette of architectural pre-cast, coquina stone, light-colored stucco, and a glazed curtainwall system in a carefully proportioned composition, the exterior cladding will provide a more human-scale to the building and allow the conglomerate of building elements to better harmonize with its context.
